Wakefield, MA Real Estate
Wakefield is organized around a lake, and that still defines its market. Lake Quannapowitt's 247 acres anchor the town center, with the Common on its southern shore and a downtown that runs from there to Wakefield Junction. The town sits about ten miles north of Boston, bordering Woburn to the west.
Getting in and out. Two commuter rail stations sit inside town—Wakefield on North Avenue and Greenwood on Main Street—both on the Haverhill Line, with inbound runs to North Station of roughly 27 to 30 minutes. I-95/Route 128 crosses the town with six exits. Southern Wakefield's Greenwood neighborhood has its own station and its own identity; Montrose, in the northeast, borders Lynnfield.
A utility most towns don't have. Wakefield has run its own municipal gas and light department since 1894. Rates change; municipal ownership doesn't. Ask anyone who has moved from an investor-owned utility territory what that's worth in service response alone.
Taxes. Wakefield uses a split rate, shifting part of the levy onto its commercial base—the largest piece of which is The Edge, a 962,000-square-foot office campus off 128 built on the old Pleasure Island site. Rates reset every fall; check the assessor for the current number.
What's being built. A new Wakefield Memorial High School is under construction and a new regional vocational school is rising on Hemlock Drive. Downtown, the Envision Wakefield program will rebuild Main Street's streetscape over the coming years. The town's MBTA Communities overlay—certified compliant in 2025—zones about 50 acres for roughly 1,700 units of multifamily capacity, and the town's own economic development plan flags the Junction area as underused ground for mixed-use. For owners near the rail stations or the Junction, that zoning is a real input to value.
On pricing. Wakefield's market splits sharply by micro-location: lakefront and near-lake homes, Greenwood's rail-walkable streets, and the town's eastern edges each trade differently. A town-wide median tells you almost nothing about a specific house. I price against the micro-market, and I'll show you the comps that actually apply.
