Stoneham, MA Real Estate
Stoneham sits nine miles north of downtown Boston, a compact 6.2-square-mile town wedged between the Middlesex Fells Reservation and Route 128. It borders Woburn directly, and I've worked its market for as long as I've worked my own.
Getting in and out. Stoneham is the rare inner-ring town with no commuter rail station of its own. Drivers get two exits off I-93 and quick access to I-95 at Route 28; transit riders drive or take the bus to Oak Grove, about four miles south, where the Orange Line begins. The practical effect on the market: Stoneham trades at a discount to its rail-served neighbors Melrose and Wakefield, which is exactly why buyers priced out of those towns look here next.
What the housing stock is. Stoneham grew up as a shoe-manufacturing town, incorporated in 1725, and its dense older fabric shows it—about 9,900 housing units on just over six square miles of land. The town's anchors are natural, not commercial: the Fells, Spot Pond, and the Stone Zoo occupy most of its western edge, and no new subdivision will ever change that.
Taxes. Stoneham runs a split tax rate, and the structure matters more than the number. Roughly 90 percent of the town's taxable value is residential, so even after shifting the maximum burden onto its small commercial base, homeowners carry the levy. When you hear a Stoneham tax figure, that's the reason behind it—check the assessor's current rate before you rely on any number you read online, including here.
What's being built. For a built-out town, Stoneham has a real development pipeline: The Devon at Weiss Farm is bringing 259 units to a 25-acre former dairy farm on Franklin Street under Chapter 40B, a 378-unit 40B is permitted at the former hospital site off Woodland Road, and the town's MBTA Communities districts—certified compliant in 2024—zone about 39 acres near Fallon Road and North Main Street for multifamily by right. A new high school is under construction on Franklin Street. If you own property near any of these, standard comps understate what you have; that's a development conversation, not a Zillow lookup.
On pricing. Town-wide medians in Stoneham blend small condos, mid-century capes, and new construction into one misleading number. What your home is worth depends on which of those markets it actually trades in. That's the analysis I do before a listing appointment, not after.
