Most brokers price property by looking backward at comps. I price it by also looking forward at what can be built. That difference matters most on exactly the properties where standard pricing fails: land, multifamily, mixed-use buildings, and any parcel whose zoning allows more than what sits on it today.

I'm a licensed Massachusetts broker since 2006, founded Kiklis Real Estate in 2007, and have spent 20+ years in new construction and development in Woburn and the surrounding towns. I hold a Certificate in Commercial Real Estate from Boston University and served on the Woburn Redevelopment Authority. This page describes the commercial side of my practice.

Land and development-site sales

If you own a buildable lot, an oversized parcel, or a property near a rezoned corridor, the right buyer is often a builder or developer—and the right price comes from development math, not neighborhood comps. Before I list land, I run the analysis a developer runs: what zoning allows, what the finished project sells or rents for, what it costs to build, and what that leaves for the land. Sellers who know that number negotiate from strength.

Multifamily and investment property sales

Two-families through mid-size apartment buildings trade on income, condition, and upside—not on what the colonial down the street sold for. I underwrite the rent roll, the expenses, and the value-add potential before setting a price, and I can tell you honestly whether your building is worth more as a hold, a renovation, or a sale to a condo converter.

Highest-and-best-use analysis

Some properties are worth more dead than alive—a dated house on a half-acre in a multifamily district, a church parking lot, a small industrial building in a rezoned corridor. I analyze what a site's zoning actually permits, what each permitted use is worth, and which one wins. If the answer is “keep doing what you're doing,” I'll tell you that too.

Buyer-side acquisition and due diligence

For builders and investors, I source and evaluate sites: title and deed restrictions, wetlands and other environmental constraints, zoning relief requirements, and the municipal process that stands between a purchase and a permit. I've carried projects through local boards in this market for two decades, and I know where deals die.

Small commercial sales and leasing

Office, retail, and small industrial in Woburn and the surrounding towns—priced against the local market, not a downtown Boston template.

Why the local part matters

Massachusetts development is decided town by town: zoning bylaws, MBTA Communities districts, Chapter 40B, conservation commissions, and the people in the room at the public hearing. I work where I've lived and built my career, and that municipal knowledge—which boards, which bylaws, which neighborhoods—is not something a regional brokerage covers from an office two counties away.
