Burlington sits at the junction of Route 128 and Route 3, about twelve miles northwest of Boston. It is one of the most economically distinctive towns in Middlesex County: a community of roughly 27,000 residents that hosts a major teaching hospital, several million square feet of office and laboratory space, a regional shopping mall, and a dining district drawing from well beyond the town line.
That imbalance between daytime and resident population matters more to homeowners here than almost anywhere nearby, and it is the first thing a buyer should understand about Burlington.
The commercial tax base carries an unusual share of the load. Burlington's offices, labs, hotels, retail, and hospital campus account for roughly 37 to 39 percent of the town's total tax levy — a far higher share than most residential suburbs. The practical result is that Burlington's residential tax rate runs consistently below every one of its immediate neighbors, including Lexington, Bedford, Winchester, Wilmington, and Woburn. On a comparably assessed home, that gap is real money every year, and it compounds over a long hold. Confirm the current year's figure on the Town of Burlington Assessor's tax rate page, since rates are reset annually.
You can work where you live. Lahey Hospital & Medical Center, a Level I trauma center and Tufts teaching affiliate, anchors the Mall Road corridor. Nordblom's Northwest Park holds roughly 1.4 million square feet of built space with permitting in place to grow substantially, and its Blue Sky Center includes a purpose-built laboratory building occupied by the Broad Institute of MIT and Harvard. Add Network Drive, the Burlington Mall, Wayside Commons, and the 3rd Ave district, and Burlington's daytime population swells well above its resident count. For a two-income household with one person in life sciences, healthcare, or tech, the commute math here is hard to beat.
More house for the money. Burlington prices below Lexington, Winchester, and Bedford while sitting on the same highway infrastructure and, in places, sharing a border. Buyers priced out of neighboring towns routinely land here and find they gave up less than they expected.
Serious open space. Mary Cummings Park covers roughly 200 acres on the Burlington–Woburn line, bequeathed in 1927 to be kept "forever open as a public pleasure ground" and managed today by the Trustees of Reservations. The Landlocked Forest adds roughly 250 acres across the Burlington, Bedford, and Lexington borders, with about thirteen miles of trails and permanent protection under Article 97 of the state constitution. Burlington protects far more woodland than most people assume.
Burlington has no MBTA commuter rail station, and buyers relocating to the 128 corridor are often surprised by this. The nearest stations are Anderson/Woburn and Winchester Center, each roughly six or seven miles away, and neither has a direct bus connection from the center of town.
What Burlington does have: MBTA bus route 350, running seven days a week from North Burlington to Alewife station on the Red Line; route 351 to Third Avenue at weekday peak; the town's own B-Line shuttle; and connections from the Lowell Regional Transit Authority and Lexington's Lexpress. Highway access is the real draw, with I-95/Route 128, Route 3, and the Middlesex Turnpike all converging here.
If rail is essential to your commute, say so early and I'll tell you honestly whether Burlington fits.
Burlington's housing is largely the product of one extraordinary decade. The town grew from about 3,250 residents in 1950 to nearly 13,000 by 1960, making it the fastest-growing town in Massachusetts at the time. What that boom produced is the town's defining inventory: ranches, split-levels, Capes, and colonials from the 1950s through the 1970s, on regular lots in coherent neighborhoods.
Locals refer to Winnmere, Pine Glen, Fox Hill, Woods Corner, North Burlington, and the Town Center area around Burlington Common. Newer condominium and townhouse product has been added over the years, and the apartment inventory at 3rd Ave and along the Middlesex Turnpike is comparatively recent.
The postwar stock is also why Burlington sees steady renovation and teardown activity. Many of these houses sit on good lots with dated floor plans, which means the spread between an as-is sale and a renovated or replaced house can be significant. That gap is worth quantifying before you list.
Burlington Public Schools operates four elementary schools (Fox Hill, Francis Wyman, Memorial, and Pine Glen), Marshall Simonds Middle School, and Burlington High School. Burlington is also one of five member towns in the Shawsheen Valley Regional Vocational Technical School District, whose high school is in Billerica.
Two building projects are worth knowing about, because they pull in opposite directions.
Fox Hill Elementary is being replaced. The Massachusetts School Building Authority approved a grant of roughly $30.9 million toward a new building of about 91,000 square feet, and construction is underway.
Burlington High School is not, at least not yet. The high school still occupies its original 1969 building. A rebuild proposal cleared Town Meeting, but voters rejected the required debt exclusion at a special election in November 2025 by a wide margin. The town has since returned to the state MSBA program with a new application. This is an unresolved and evolving situation, and it cuts both ways for a buyer: an eventual approval would mean a new high school and a corresponding property tax increase, while continued delay means neither. Ask me where it stands before you make an offer.
Burlington has been more active on zoning than most towns its size. Town Meeting adopted a Multi-Family Overlay District in 2024 to comply with the state's MBTA Communities Act, applying it largely to properties that already hold multifamily housing.
More consequentially, Town Meeting adopted a Mixed-Use Innovation District in 2025 covering sixteen parcels and roughly 117 acres around the Burlington Mall. It permits housing alongside commercial use while staying deliberately commercial-dominant, capping residential at 40 percent of a site's existing commercial square footage. The town's own analysis suggests the Mall parcel alone could eventually support hundreds of units. Nordblom has separately won approval for a 188-unit project on Middlesex Avenue, replacing two office buildings.
That is adopted zoning, not speculation, and it will reshape Burlington's commercial core over the next decade. If you own near the Mall Road or Middlesex Turnpike corridors, it's worth knowing what the zoning now permits on and around your parcel.
Burlington is a mid-to-upper market by Greater Boston standards — meaningfully below Lexington and Winchester, generally at or above Woburn and Wilmington.
The published town-wide numbers are less useful here than they look. Burlington's inventory splits between postwar single-families, a growing condominium and townhouse segment, and newer apartment-style ownership product, and those three move on different curves. A median that blends them describes no actual house — which is why, depending on the source and the window, you can find Burlington's median reported across a spread of well over $300,000.
