Lexington, MA Real Estate

Lexington sits eleven miles northwest of Boston across 16.4 square miles, bordered by Woburn, Winchester, Arlington, Burlington, Bedford, Lincoln, Belmont, and Waltham. It is the town where the American Revolution began, and one of the most expensive housing markets in Massachusetts.

The housing stock spans nearly three centuries — genuine Colonial-era homes near the Battle Green, Victorians and Colonial Revivals along Massachusetts Avenue, extensive mid-century construction from Lexington's postwar boom, and a steady stream of new custom homes built on land that has been cleared and reassembled.

Why Buyers Pay a Premium for Lexington

The schools are the primary driver, and buyers should understand how they work. Lexington Public Schools runs a single unified district: six elementary schools (Bowman, Bridge, Estabrook, Fiske, Harrington, and Maria Hastings), two middle schools (Jonas Clarke and William Diamond), and one high school serving roughly 2,300 students. There is no lottery. Elementary assignment follows your address, and middle school follows the elementary feeder pattern — Estabrook, Fiske, and Hastings feed Diamond; Bowman, Bridge, and Harrington feed Clarke. Because assignment is address-driven, two otherwise comparable homes can carry different school paths. Ask before you assume. Minuteman Regional High School, the area's vocational technical school, is also located in Lexington on Marrett Road.

The history is not decoration. Minute Man National Historical Park runs through town, and Lexington maintains the Battle Green, Buckman Tavern, Munroe Tavern, and the Hancock-Clarke House, along with a museum in the town center. The 250th anniversary of the battle drew enormous crowds and permanent investment in the town's historic sites. This matters to resale: Lexington's identity is protected in a way that few suburbs can claim, and that supports value.

Location, with one thing to understand. Lexington has no commuter rail station. The old Lexington Branch rail corridor is now the Minuteman Bikeway, a ten-mile paved path running from Bedford through Lexington and Arlington to Alewife station on the Red Line. Commuters use the bikeway, MBTA bus service to Alewife, Route 2, and I-95/Route 128. Driving to Boston is typically 25 to 40 minutes depending on the hour. If rail access is essential to you, that is a real consideration, and I would rather tell you now than on the third tour.

Land is the asset. In much of Lexington, the value is in the lot rather than the structure. Sizeable mid-century houses on good streets are routinely bought to be substantially renovated, expanded, or replaced. That dynamic shapes both sides of the market: sellers of dated homes on desirable lots are often underpricing themselves, and buyers competing against builders need to understand what a builder can pay and why.

The New High School and Your Property Taxes

This is the most important thing happening in Lexington real estate, and most town pages do not mention it.

In December 2025, Lexington voters approved a debt exclusion to fund a new Lexington High School with a total project budget of approximately $659.7 million. The Massachusetts School Building Authority is contributing roughly $121 million; Lexington taxpayers cover the balance — on the order of $533 million — through property taxes over a thirty-year period beginning in fiscal 2028. Construction is underway, with the new building targeted to open for the 2029–2030 school year and the full project, including demolition of the old school and replacement athletic fields, finishing after that.

For buyers, this means the property tax figure on a current listing is not the figure you will be paying. For sellers, it means every well-prepared buyer is going to ask about it.

The town has published a calculator that estimates the annual impact based on a property's assessed value. Estimates presented during the campaign put the increase for a home assessed near $1.4 million in the range of roughly $2,000 per year at peak, before mitigation from the town's capital stabilization fund and the debt service the town absorbs within its existing levy.

I run this calculation for clients as part of any Lexington analysis, because a thirty-year tax obligation belongs in the carrying-cost math, not in a footnote.

Zoning and Development

Lexington was the first town in Massachusetts to adopt zoning compliant with the state's MBTA Communities Act, passing Village and Multi-Family Overlay Districts at Town Meeting in April 2023, amending them in 2025, and receiving state certification of compliance. For a community this expensive, that was a notable decision, and it created by-right multi-family capacity in specific districts.

If you own property in or near one of those overlay districts, its value may not be what a conventional comparable-sales analysis suggests. Development capacity is priced differently than a single-family home, and it is worth knowing which one you actually own before you list.

Understanding the Lexington Market

Lexington is a seven-figure market where single-family homes frequently trade above two million dollars, and where well-prepared listings routinely sell above asking price.

It is also a market where the published town-wide numbers are close to useless. Depending on the source and the window, you can find Lexington's median reported anywhere from roughly $1.3 million to over $2.5 million, because different sources mix condos with single-families, blend list prices with sale prices, and measure different periods. None of those numbers describe your house.

What describes your house is what comparable homes on comparable streets have actually closed for, what a builder would pay for the lot, and what is competing with you right now. Ask me for that analysis — it is specific to your address, and it is free.
